PRIVATE CONCEPT PREVIEW · HELP SHAPE THE FOUNDING ROOM
A private founder workspace · Historic Folsom

Build alongside
people who get it.

A curated room for founders, operators, and technical builders to work, compare notes, and help each other move forward.

We're shaping the first group and would value your take: how often would you work here, and who are 2–5+ people who should be in the room?

A concept for discussion. Your reply is not a membership commitment.

01 / The space

A working room.
A reason to come back.

Space to concentrate, places to take a call, and people you get to know over time. The plan brings those needs together in one room.

FOCUSED WORK

Pull up a chair and build.

Shared work tables and individual focus desks for the work that needs your attention.

CALLS & MEETINGS

Room for your next conversation.

One enclosed phone booth, two half-enclosed call desks, and a separate meeting room for four.

SHARED TIME

Let the conversation continue.

A couch, TV, and lounge in the short leg of the L for informal conversations, feedback, and demonstrations.

Planned at Granite City Workspaces, 705 Gold Lake Drive. Final layout and access are still being shaped.

02 / The people & the rhythm

The right room
starts with the people.

We're exploring a founding group of approximately 20 people who are actively building, willing to help, and able to show up regularly.

Bootstrapped or venture-backed. First company or next chapter. AI-forward, with room for ambitious businesses across industries.

The proposed pilot is 90 days, with two shared working days each week. Days, access, and launch timing will be shaped by the founding group.

  • Focused time togetherWork on your own business alongside a consistent group.
  • Practical help when you need itBring a demo, a decision, or a problem. Share what you've learned.
  • A host who connects the dotsThoughtful introductions, short working sessions, and an occasional founder meal.
  • A simple community standardContribute. Respect confidential conversations. Ask before pitching.
03 / Why JT22?

Twenty-two miles.
A much bigger vision.

For builders who stand at the end of the line and see the beginning of something bigger.

JT22 brings together Theodore Judah's vision and the 22-mile Sacramento–Folsom railroad corridor. Judah saw a route to something bigger and worked relentlessly to make it real.

From the railroad to the later powerhouse and Folsom Dam, this region has a history of turning ambitious ideas into infrastructure. JT22 carries that spirit forward near the Folsom end of the line.

A few practical details

Before you decide.

Is this open yet?

This is a concept preview for founder feedback. The room, operating schedule, access, and launch timing are still being shaped. Responding does not enroll you or reserve a seat.

Where would the space be?

Inside Granite City Workspaces at 705 Gold Lake Drive in Historic Downtown Folsom. JT22 would have its own curated community and designated workspace.

Do I need an AI startup or funding?

No funding or revenue threshold is proposed. We're looking for people actively building businesses or products who would contribute to the group. AI is a strong interest, with room for other ambitious businesses.

How would the founding group be selected?

Through founder nominations, conversations, and trial working sessions. Fit, contribution, and realistic attendance would guide selection. Referring someone is not a condition of membership.

Does “two working days” limit how often I could come?

Those are the proposed shared days for bringing the group together. The wider workspace access arrangement is still being shaped. Please tell us your actual preferred frequency, even if it's more often.
